The land is located in the settlement of Kolomban. Formally Kolomban is part of the Municipality of Koper. Land plot is located next to the house number Kolomban 16.

Building land is located in the settlement area, according to detailed intended use: the area is intended for building of suburban settlements, mixed urban use (primarily intended for housing, farms and ancillary activities (trade, primary school, kindergarten, playground, local premises communities and associations, multipurpose hall, fire station, catering and tourist offer).  The land has no communall equipment but it is nearby.

The land has irregular geometric shapes, the southern part of the land is slightly sloping, and the northern part has two flat terraces. In the middle of the land there is a driveway (without servitude), the rest of the land is in nature a meadow, olive trees and vineyards. From the land you can see the sea in the distance. The land touches the public road on the north side (parcel ID number 2592 2137/1), where a new access road is planned for later residential buildings on the land.

Nearby are all administrative / administrative points either in Ankaran or in Koper, where there are also schools, kindergartens, shops, ZD, etc.

Legal status:
The land is owned by the company Istrabenz d.o.o., on which BAMC d.d./SDH d.d. has mortgages. Sale is made by Istrabenz in agreement with SDH d.d..
In land register there is a record of the dispute on the determination of the emergency route or the acquisition of easement in favor of parcels no. 1230/1, 1230/3 and 1230/2, all c.o. 2592 Jernej.

Kolomban is a small Istrian village, located on Polotok Milje, located on the borders of Municipality Koper and Municipality Ankaran. Kolomban formally belongs to the Municipality of Koper.

Koper is the sixt largest city in Slovenia, with approx. 25,000 residents. The area is bilingual, Slovene and Italian due to the nearby of Italy. In koper there is also cargo port Luka Koper.

A seller will increase its final net price, which has been set for a property taxed by a real estate transfer tax and acquired by the seller under the VAT system,  by an adjustment for the deduction of the input VAT which will arise when making the sale outside the VAT system to those buyers who are not entitled to deduct the full amount of the input VAT in accordance with Article 45 of the Value Added Tax (ZDDV-1).
