A seller will increase its final net price, which has been set for a property taxed by a real estate transfer tax and acquired by the seller under the VAT system,  by an adjustment for the deduction of the input VAT which will arise when making the sale outside the VAT system to those buyers who are not entitled to deduct the full amount of the input VAT in accordance with Article 45 of the Value Added Tax (ZDDV-1).

In the Koprska vrata facility (at Ferrarska cesta 16, Koper), there are currently 4 more commercial units with associated parking spaces available, otherwise with a commercial designation:

  • P-4/10, net floor area 41 m2, sale price: €104,000.00 + tax,
  • P-9/2net floor area 68.80 m2, sale price: €183,500.00 + tax,
  • P-12/5net floor area 54.80 m2, sale price: 130,400.00 € + tax,
  • L-3 in L-10 v paketunet floor area 104.20 m2, sale price: 254.200,00 € + tax.

The business part of the Koprska vrata complex represents more than 2,000 m2 of business space on the ground floor of the building, which are located in two sets separated by a passageway, airy atrium. Premises for catering, service activities, shops, offices, salons and the like are planned. Each office space has an independent entrance either from the outside of the building or from the inner atrium. Each business premises also has its own sanitary facilities. The height of the business premises is 3.05 m2.

Business premises are unfinished, in III. construction phase. The installation connections are made, the pressures are not made. The facade of the ground floor is glass. All business premises have glazed surfaces and allow maximum light transmission and create a bright working environment. It is necessary to obtain a use permit for business premises.
